We have invested in select target markets for over a decade. This experience gives us a body of knowledge about their neighborhood and submarket characteristics. We use this to our advantage and combine it with ongoing analysis of current and historical data, trend analysis, and projects to help us to identify undervalued acquisition opportunities.
We further confirm our research findings with site visits and personnel interviews, giving us hands-on market intelligence and accurate, real-time information.
We have identified a number of submarkets that offer significant opportunities for acquisitions. These include markets throughout coastal Southern California such as Los Angeles, Orange County, and San Diego; the Inland Empire; as well as Monterey, Ventura, and Sacramento in central to northern California; and Denver, Colorado.
We have also identified a number of additional potential markets that fit our profile for acquisition opportunities. These include Phoenix, Arizona; Las Vegas, Nevada; Seattle, Washington; and Portland, Oregon.
We also work with a New York-based partner to identify opportunities in select East Coast markets.
Our existing ownership and management footprint provides economies of scale for operations and leasing, particularly in the Western United States.
Often, we purchase assets in submarkets where we have existing property management infrastructure from previous acquisitions. This gives us real-time income and expense data and a clear advantage in contracting and closing transactions.
